History & History Related Items Highlands Ranch history: The area was settled by homesteaders. Around 1900, the claim was made for one large holding of 23,000 acres known as Highlands Ranch. It was owned by Lawrence Phipps, Jr. from 1937 until 1976. It was then purchased by the Mission Viejo Company and began to be developed. The first residents moved in September of 1981. The community was purchased by the J.F. Shea Company in august of 1997.
